Rent Application Quailfying Guidelines
For prospective teants, here are Eanes Properties rental Application qualifying guidelines. All properties will remain on the market during our approval process. All Rental Applications, supporting documentation and forms become the property of Eanes Properties. We will decide on your Rental Application no later that three business days after it has been submitted.
- A separate Rental Application must be completed, dated and signed by each applicant 18 years old or older. We prefer the Texas Apartment Association (TAA) Rental Applications for Residents and Occupants but we will accept the Texas Association of Realtors (TAR) applications as well. A $40.00 non-refundable Application Fee must be submitted for each credit check we run. Note a married couple with the same last name need only submit one $40.00 Application Fee. An Application Deposit must accompany the Application. The Application Fees and Application Deposits must be paid separately. Only certified funds (cash, cashier's check or money order) will be accepted for both. The Application Deposit will be returned if the Application is not approved. A Rental Application is not considered complete until we have the signed Rental Application, the Application Fee and Application Deposit in our hands. Only then will we start the approval process.
- Each applicant over 18 must supply a valid government issued photo identification with all Application.
- Applicant's income must be verifiable. As a rule of thumb, gross income should be at least three times the monthly rent. Other income sources must be verifiable with bank statements or a copy of the first page of a recent tax return.
- Applicants may be denied approval for, but not limited to, the following reasons: (1) incomplete, inaccurate or false information or unverifiable information on the Application, (2) insufficient or unverifiable income, (3) unsatisfactory credit history (Eanes Properties will run a credit report, credit reports supplied by Applicant will not be accepted), (4) inappropriate family size (no more than two occupants per bedroom per Texas Property Code), (5) unpaid child support, (6) criminal history, (7) previous eviction, broken Lease Agreement, property damages, unpaid balance owed to a former landlord or Owner or judgments. A bankruptcy in the past six years may require an additional Security Deposit worth up to one month's rent.
- If Applicant is a student, first-time renter or have any other income or credit problems, Applicant may be asked to have qualified guarantor (a friend or relative who lives in the area) complete a TAA Lease Contract Guaranty form. There is a $40.00 non-refundable Application Fee associated with processing this form.
If your Rental Application is approved, you will be contacted and asked to set up a time to come to our office to sign the TAA Lease Contract. You will be given a copy of everything you sign. You will pay a full month’s rent when you get keys and pay current month prorated rent (if any, based on when you take possession) the first of the following month.
